This major site consists of c. 50 acres at Dublin Road, Dundalk with potential for significant future development beyond, and is located near Xerox Technology Park, and the Dundalk Institute of Technology. It has been zoned for General Business Use in the current Dundalk Area Plan. The principal entrance to the lands is opposite the exiting Xerox Technology Park.

A master plan for the lands has been commissioned with a proposed mix of uses envisaged, including offices, business units, hotels, residential and light industry.

The lands also form part of the newly established sustainable energy zone, which is the first of its kind in Ireland. The new zone is being promoted by Sustainable Energy Ireland (SEI), and has cross border ministerial support and will ultimately result in lower energy costs for occupiers within the proposed scheme.
